What's Included in Our Fire Risk Assessments
Full Premises Inspection
We visit your property and carry out a thorough, room-by-room inspection — looking at fire hazards, ignition sources, structural risks, escape routes, signage, and existing fire safety measures.
Hazard Identification
We identify anything that could start a fire, contribute to its spread, or prevent people from escaping safely. This includes electrical risks, storage issues, blocked exits, and inadequate compartmentation.
Review of Existing Precautions
We assess what you already have in place — fire alarms, extinguishers, emergency lighting, signage, staff training, and evacuation procedures — and check whether it's adequate, maintained, and up to date.
Risk Evaluation
We evaluate who is at risk in your premises such as employees, tenants, visitors, vulnerable people and assess the likelihood and potential impact of a fire based on what we've found.
Detailed Written Report
You receive a comprehensive written report covering all findings, with photographs where relevant. Everything is written in plain language so you can understand it without a fire safety background.
Prioritised Action Plan
Your report includes a clear action plan, ranked by urgency — what needs fixing immediately, what needs attention soon, and what can be scheduled over time. No guesswork, no ambiguity

Commonly asked Questions
Fire Risk Assessment FAQs
01 Is a fire risk assessment a legal requirement?
Yes. Under the Fire Safety Regulations (Northern Ireland), the "responsible person" for any non-domestic premises must carry out a fire risk assessment and keep it under regular review. This applies to workplaces, rental properties, HMOs, commercial buildings, and public-access premises.
02 Who is the "responsible person"?
In most cases, it's the employer, building owner, landlord, or whoever has control of the premises. If you're not sure whether that's you, get in touch and we'll help you work it out.
03 How often does a fire risk assessment need to be done?
There's no fixed legal interval, but the assessment must be kept "under review" and updated whenever there are significant changes to the premises, its use, or the people in it. As a general rule, we recommend a full review at least every 12 months — more frequently for higher-risk premises like HMOs, care homes, and hospitality venues.
04 How long does an assessment take?
It depends on the size and complexity of the property. A small office or single rental property typically takes around 1–2 hours. Larger or more complex premises — care homes, warehouses, multi-storey buildings — may take 2–4 hours.
05 What happens if I don't have one?
You're breaking the law. The Northern Ireland Fire and Rescue Service (NIFRS) can issue enforcement notices, prohibition notices (which can shut your premises immediately), or prosecute. Fines can be substantial, and in the most serious cases, imprisonment is possible. Beyond the legal consequences, you're also putting people's lives at risk and may invalidate your insurance.
